Financing
For some projects, typical bank financing is the best way to fund the
construction of a new facility or the acquisition of existing buildings and
pieces of land. Machinery and equipment can also be financed this way.
For decades, these techniques have worked and the commercial banker has been a
traditional, solid partner to help an entity grow.
However, as state and local governmental units become more creative to help
their economies prosper, many new and sophisticated financing vehicles have
been created to offer alternative financing programs. Whether it is a
low-interest loan or a long-term, fixed interest rate revenue bond (both at
rates well below prime), a careful analysis of all available alternatives
should be undertaken to ensure the lowest cost financing for any project.
Structures
Just as financing options have significantly expanded, so have ownership
structures available to credit-worthy for-profit companies and not-for-profit
entities. These structures include on-balance sheet financing leases,
off-balance sheet operating leases, and the even more sophisticated off-balance
sheet governmental synthetic leases. Depending upon the needs of the entity,
each of these structures offer advantages that need to be fully evaluated.
